Two large luxury log cabins are being constructed together as a pair in an exclusive area of Akaslompolo village – part of the winter resort of Yllas. The cabin sits on its own freehold plot of land which is natural forest. To the rear the land backs onto forest with views towards the mountains and fells. A private drive leads to a parking area with winter electrical points for 4 vehicles.
Yllas is one of the most afforable skiing locations in Europe and Finland’s largest ski resort with over 50 slopes and a new cable car to the summit of the mountain . It provides over 300km of cross-country ski tracks , snowmobile tracks extending across Finland , Sweden and Norway. During the winter months there is a wide range of events and activities to choose from in Yllas such as skiing, husky sledging, snowshoeing, cross- country skiing, not forgetting the magical northern lights and Santa Claus. In the summer months canoeing, horse riding and swimming are popular activities along with hiking in the natural beauty of the local forest which is within 500m from the cabin. Shops and restaurants are nearby with a footpath connecting the centre of the village.
Tour operators from around the world are attracted to Yllas with visitors as far afield as Japan . Winter sports enthusiast from Finland use the resort from October to May . 24 hours of daylight in midsummer creates a unique experience for visitors with warm weather and a beach and swimming on the lake . Autumn offers a short season for Ruska – the time to see the forest in its autumn golden colours
The cabin has been carefully designed to appeal to the requirements of tour operators and corporate clients . Following research with local rental agents a clear need has been identified for large luxury cabins with en-suite bedrooms to be used as ski chalets ( commonly found in the Alpine winter resorts) . The two cabins will offer such a facility which at present is only served by three other cabins in the village . This should provide an excellent rental return and good yields on investment . Expected rental income should exceed 40,000€ per annum per cabin .
Investors can benefit from a VAT refund from the Finnish government of around 50,000€ . The full refund can be appreciated following 10 years of ownership . The refund is proportionately reduced if sold before 10 years .
